Use our preferred lender and successfully close the purchase of a property with a purchase price of more than $450,000.

Home purchase price of $500,000 HSM Realty receives commission of 3% clear on the successful closing totaling $15,000.	The lucky buyer who signed an exclusive buyer's agent contract with HSM Realty will receive a rebate check for $3,000.	(Please note that the amount of commission payable to the Buyer's Agent varies. Buyers referred to HSM Realty by another brokerage firm are not eligible for this rebate.)

Rebate is available only to buyers who close escrow/proceed to final settlement with HSM Realty acting as their sole and exclusive agent in the purchase of real estate and who use the HSM Realty preferred lender - Blackstone Financial Group. Only homes with a final closing value in excess of $450,000 will qualify for this rebate. Closing must take place within 120 days of the signing of the exclusive buyer broker agreement with HSM Realty. Buyers who are referred to HSM Realty by another brokerage firm are not eligible for the rebate. For all homes the rebate is twenty percent (20%) of the cooperating broker commission actually received by HSM Realty at the close of escrow/settlement for representing the buyer net of any allowances or other deductions by HSM Realty related to the transaction and will be paid with 48 to 72 hours of closure. Occasionally, the seller and/or listing broker in a transaction will offer the broker representing the buyer a bonus or other additional incentive over and above the cooperating brokerage commission. Any such bonuses or other additional incentives are separate and apart from the cooperating brokerage commission actually received by HSM Realty and buyer is not entitled to a rebate on any bonus or other additional incentive monies paid to HSM Realty over and above the cooperative broker commission. The amount of the cooperating broker commission received will vary on individual properties. The rebate will be paid to the party or parties named as the "buyer(s)" or "borrower(s)" on the HUD-1 Closing Statement or equivalent official closing statement. In the case of an IRC §1031 Tax Deferred Exchange ("Exchange"), the party named as the "buyer or borrower" is the Qualified Intermediary (the "Exchange Company") and the rebate will be paid to the Exchange Company for the benefit of the party conducting the exchange (the "Exchanger"). All buyers, or in the case of any Exchange, the Exchanger must sign a Rebate Agreement before any rebate will be issued. This agreement will be signed at the same time as the buyer/agent agreement is signed. This rebate program is only available where permitted under state and federal law and when not otherwise prohibited by the buyer's lender(s). There may be tax consequences to the rebate.
